What we handle on an office project
- Space planning — desk density, cabin and meeting-room mix, circulation, and a seat count you can actually staff without the floor feeling cramped.
- Drawings and BOQ — layout, ceiling, electrical, data, HVAC coordination and furniture layout, with a line-item bill of quantities you can compare against any other quote.
- Approvals — fire NOC drawings, landlord or mall fit-out submission, electrical load sanction, contractor insurance and labour documentation.
- Execution — civil, partitions, ceiling, flooring, electrical and data, HVAC, joinery, glazing and painting, with our own site supervisor on the floor daily.
- Furniture and AV — workstations, task seating, storage, meeting-room AV and acoustics, procured and installed rather than left as a client purchase.
- Handover — snagging, as-built drawings, warranty documents, and a 12-month workmanship defect liability period.

Rates cover civil, MEP, joinery, finishes and furniture; GST, landlord deposits and IT hardware are separate. Warm-shell and bare-shell spaces differ meaningfully — a bare shell adds roughly ₹250–₹450 per sq ft for flooring, ceiling grid and HVAC distribution the landlord has not provided.

Why clients choose a turnkey contract
The alternative to turnkey is a designer, a civil contractor, an electrical contractor, a furniture vendor and an AV vendor — five parties, five schedules, and a gap between each pair where responsibility disappears. Under a turnkey contract there is one BOQ, one schedule, one site supervisor and one warranty. When a ceiling has to be reopened because a data cable was missed, it is our cost and our delay, not yours.

Frequently asked questions
Can you work while our office stays operational?
Yes, by phasing the floor or working evenings and weekends. Both add time and roughly 15–20% to the labour line, so we quote a phased option and a shut-down option side by side and let you compare.
Do you provide seat-count and layout options before we sign?
Yes. We give two or three layout options with seat counts against your headcount plan before any contract, so you know whether the space you are about to lease actually holds your team.
Can you take over a stalled fit-out from another contractor?
Yes, after a site audit. We document what has been built, what is defective and what is missing against the original BOQ, then quote only the completion scope.
Do you supply furniture, or do we buy it separately?
Either. Most clients include it in the contract so it lands on the same schedule as installation; some have a national vendor agreement, in which case we coordinate delivery and installation windows.
What if the landlord rejects the fit-out drawings?
Revising and resubmitting is on us — landlord and fire submissions are inside our scope, not an extra. That is why we read the fit-out manual before designing rather than after.
