Commercial & Retail Interior Design in Delhi NCR — Cost, Timeline & Approvals

Commercial and retail interior fit-outs in Delhi NCR typically cost ₹1,400–₹3,500 per sq ft depending on finish level, and take 6–14 weeks for a 1,000–4,000 sq ft space. IntExt Concepts handles design, BOQ, licensing drawings, execution and handover under one contract from our Chhatarpur, South Delhi studio.

A commercial interior is judged by two things a home interior never faces: how fast it can start trading, and how it survives 12 hours a day of public footfall. Everything below is written around those two constraints as they actually apply in Delhi NCR — mall fit-out windows, MCD and fire clearances, DG-backed load limits, and the material grades that hold up in a high-traffic showroom.

What does commercial interior design cost in Delhi NCR?

Commercial rates are quoted per sq ft of carpet area and vary far more than residential, because a quick-service counter and a jewellery showroom in the same mall can differ by 3x. These are our working 2026 ranges for Delhi NCR, inclusive of civil, MEP, joinery, finishes and furniture, excluding GST and any landlord fit-out deposit.

Space typeRate (per sq ft)Typical 2,000 sq ft budgetTimeline
Basic office / back-office₹1,400 – ₹1,800₹28 – ₹36 lakh6 – 8 weeks
Corporate office (cabins, boardroom, AV)₹2,000 – ₹2,800₹40 – ₹56 lakh8 – 12 weeks
Retail store / showroom₹1,800 – ₹2,600₹36 – ₹52 lakh7 – 10 weeks
Premium retail / jewellery / brand flagship₹2,800 – ₹4,500₹56 lakh – ₹90 lakh10 – 14 weeks
Café / QSR (kitchen excluded)₹2,200 – ₹3,200₹44 – ₹64 lakh8 – 12 weeks
Clinic / diagnostic centre₹2,000 – ₹3,000₹40 – ₹60 lakh9 – 12 weeks

Two costs owners routinely forget to budget: the landlord fit-out security deposit (refundable, but ₹50,000–₹3 lakh locked for the duration in most NCR malls), and after-hours labour loading — malls that only allow work between 11 pm and 7 am add roughly 15–20% to the labour line.

How long does a retail or office fit-out take?

For a 2,000 sq ft space with drawings frozen before mobilisation, we work to this sequence. Slippage almost always comes from the approval block at the start, not from site work.

StageDurationWhat can delay it
Design freeze + BOQ1 – 2 weeksClient-side sign-off, brand guideline approvals
Landlord / mall drawing approval1 – 3 weeksFire NOC drawings, load and MEP tie-in queries
Civil, partitions, MEP rough-in2 – 3 weeksSlab coring permissions, existing service clashes
Joinery, ceiling, flooring2 – 4 weeksImported finish lead times (4–8 weeks if not pre-ordered)
Furniture, signage, snagging1 – 2 weeksSignage fabrication and mall signage approval
Handover + trading—Final fire and electrical inspection

If your space is in a Delhi mall or a Gurgaon Cyber Hub-type property, ask for the fit-out manual before you finalise the design. It dictates ceiling height, sprinkler drop positions, permitted shopfront depth and signage size — redesigning after approval rejection is the single most common cause of a fit-out running four weeks late.

What approvals does a commercial interior need in Delhi?

  • Fire NOC / fire officer clearance — required above 500 sq m or for any assembly use (café, clinic, coaching). Sprinkler and detector layouts must be stamped before ceiling closure.
  • MCD / NDMC health trade licence — for food service, salons and clinics; the layout you submit must match what is built.
  • Landlord / mall fit-out approval — drawings, contractor insurance, labour ID, and a refundable deposit.
  • DG and electrical load sanction — commercial loads are sanctioned separately; a retail store with display lighting and 2 ACs regularly exceeds the load the previous tenant held.
  • Structural NOC for any coring, mezzanine or heavy equipment (bank locker, MRI, heavy display fixtures).

We prepare and submit these drawings as part of the contract rather than leaving them to the client. That matters in practice: a fire NOC drawing rejected at week five stops ceiling work entirely.

Which materials actually last in a high-footfall Delhi space?

Delhi punishes commercial interiors in a specific way — dust, 45°C summers, monsoon humidity, and footfall that never stops. What we specify, and why:

  • Flooring: Double-charged vitrified or full-body porcelain (not glazed) for retail floors — glazed tile shows traffic lanes within a year. For offices, 3mm+ wear-layer LVT or carpet tile so a damaged section can be swapped without redoing the floor.
  • Partitions: Gypsum on GI framing with a 12mm ply backing wherever anything will be wall-hung. Retrofitting backing after the board is closed is the most common commercial site rework we see.
  • Joinery cores: BWP ply in all wet zones and anything on a ground-floor retail perimeter — Delhi monsoon ingress at shutter lines swells MDF within two seasons.
  • Laminates and edges: 1mm laminate with 2mm PVC edge banding on every public-facing edge; 0.8mm edging chips off counters inside a year.
  • Lighting: Separately switched circuits for display, ambient and cleaning lighting. Retail electricity bills drop measurably when cleaning staff can run one circuit instead of the full display load.
  • Shopfront glazing: 12mm toughened with a proper bottom patch; frameless shopfronts in Delhi dust need a drainage detail at the base track or the channel silts up.

Do you work in malls, high streets and standalone buildings?

Yes — and the three are genuinely different jobs. Mall units come with a fit-out manual, fixed working hours and a mall project manager who inspects; high-street shops in South Delhi (Chhatarpur, Saket, Lajpat Nagar, Green Park) come with parking, material-lifting and neighbour constraints instead; standalone commercial buildings in Noida and Gurgaon usually give you the most freedom but the least existing infrastructure, so MEP costs run higher. We price all three separately rather than applying one blended rate.

Areas we execute in: South Delhi, Central Delhi, West Delhi, Dwarka, Gurgaon (including Golf Course Road and Sohna Road), Noida and Greater Noida, Faridabad and Ghaziabad.

Frequently asked questions

Can you work only at night so my store stays open?

Yes, for refits and phased renovations. Expect roughly 15–20% higher labour cost and a longer calendar, because a night shift realistically gives 6 productive hours against 9 in the day.

Do you provide GST invoices and work under a formal contract?

Yes. Every commercial project runs on a signed contract with a line-item BOQ, a payment schedule tied to stage completion, and GST invoicing — which is what your accounts team needs to capitalise the fit-out.

Who owns the design drawings?

You do, on final payment. We hand over the as-built drawings, MEP layouts and the material and brand schedule, so any future contractor can work from them.

Do you offer a defect liability period?

Yes — 12 months on workmanship from handover, with manufacturer warranty passed through on hardware, appliances and fittings.

Can you match an existing brand guideline?

Yes. Brand rollouts are a normal part of retail work; we build to the brand manual and flag anywhere the manual conflicts with the mall fit-out rules or the Delhi fire code before work starts.
