Renovation is a different job from new interiors, and pricing it like new interiors is why so many renovation projects overrun. In a new flat you build onto a known surface. In a 20-year-old Delhi home you are removing things first, and what you find behind the plaster decides the budget.

The gap between the top and bottom of that range is almost entirely civil and services work — the parts nobody sees in the finished photograph and everybody feels within two years if they were skipped.
What we survey before quoting
- Electrical load and wiring age — aluminium wiring, undersized mains, no earthing, distribution boards without RCCB
- Plumbing — GI lines that have started corroding, hidden leaks, drainage slope
- Waterproofing — bathroom and terrace membranes, seepage on shared walls
- Structure — which walls are load-bearing and cannot be touched
- Flooring substrate — whether new flooring can be laid over the old or needs the base removed
- Doors and windows — frames that have warped, hardware past replacement
This survey is not a formality. It is the difference between a fixed estimate and a project that grows every fortnight.
Renovation issues specific to older Delhi homes
Aluminium wiring and undersized mains
Homes wired in the 1980s and 90s often still run aluminium conductors and a mains rating that predates air conditioning in every room. Adding load on top of that is how connections heat up. Full rewiring in copper with a properly sized DB is usually non-negotiable in these properties, and we price it in rather than presenting it as an upgrade.
Seepage on shared walls
In builder floors and DDA blocks, damp often comes from the neighbouring unit or a common shaft, not from your own plumbing. Painting over it lasts one monsoon. We trace the source first, and if it originates outside your walls we say so plainly instead of selling a treatment that will fail.
Bathroom waterproofing done once, decades ago
The original membrane in an older Delhi bathroom is usually past its life. Retiling over it and hoping is common and expensive to reverse. We strip to the slab, redo the membrane, ponding-test it, and only then tile.
Floor levels that no longer match
Multiple rounds of retiling over the decades leave rooms at different heights and thresholds that trip people. Where new flooring is going down we correct the level rather than laying over the problem.
How a renovation runs

- Permissions — RWA or society permit, deposit, debris disposal plan
- Strip-out — controlled demolition, debris cleared daily

- Snagging and handover
Full renovation of a 3BHK runs 60 to 100 days. Partial work is 30 to 50 days. Wet trades need curing time that cannot be compressed, and we build that into the schedule rather than promising around it.
Frequently asked questions
Can we stay in the house during renovation?
For a cosmetic refresh, yes. For anything involving rewiring, plumbing or waterproofing, no — water and power go off in sections, and the dust from strip-out is not something to live in. Most clients move out for 6 to 10 weeks on a full renovation.
Who handles debris disposal?
We do, and daily rather than at the end. Most RWAs make debris the reason they halt a project, so we clear it as part of the schedule and factor the cost into the estimate.
Will you find problems after the estimate?
Occasionally, and only where they were genuinely not visible before strip-out — a corroded line inside a wall, for instance. When it happens we document it, price it and get your approval before proceeding. What we do not do is discover convenient extras every fortnight.
Do you renovate offices too?
Yes. Office renovation is often faster because it runs after hours or over a weekend shutdown, but the coordination with HVAC, networking and building management is heavier. We plan those together.
Is it cheaper to renovate or rebuild interiors from scratch?
If the services are sound, renovation is cheaper. If wiring, plumbing and waterproofing all need replacing, the saving narrows sharply — at that point you are doing a full interior anyway, with demolition added. We tell you which side of that line your home sits on after the survey.
