A full 2BHK interior in Delhi costs roughly ₹6–14 lakh and a 3BHK ₹9–22 lakh, depending on how much of the flat is fitted out and the material grade. Most Delhi flats take 8–12 weeks from design freeze to handover. IntExt Concepts executes turnkey flat interiors across Delhi NCR from our Chhatarpur, South Delhi studio.
Flat interiors in Delhi are a different problem from villa or floor interiors. You are working inside a fixed carpet area you cannot extend, under society rules that decide when you can make noise, through a lift that decides the maximum size of anything you bring in. This page covers what a 2BHK and 3BHK actually cost here, what the money goes into, and the Delhi-specific constraints that decide whether the job runs 8 weeks or 16.
What does a 2BHK interior cost in Delhi?
Rates below are for a typical 600–900 sq ft carpet-area 2BHK, covering modular kitchen, wardrobes, TV unit, false ceiling, painting, electrical modifications and lighting. GST and civil/structural work are separate.
| Package | What it covers | 2BHK (600–900 sq ft) | Per sq ft |
|---|---|---|---|
| Essential | Kitchen, 2 wardrobes, TV unit, painting, basic lighting | ₹6 – ₹8 lakh | ₹1,000 – ₹1,300 |
| Standard | Above + false ceiling, wall panelling, upgraded hardware, study/crockery unit | ₹8 – ₹11 lakh | ₹1,300 – ₹1,700 |
| Premium | Above + veneer/lacquered glass finishes, imported hardware, profile lighting, loose furniture | ₹11 – ₹14 lakh+ | ₹1,700 – ₹2,300 |
What does a 3BHK interior cost in Delhi?
For a 1,100–1,600 sq ft carpet-area 3BHK, with the same scope extended to the third bedroom and a larger living area.
| Package | What it covers | 3BHK (1,100–1,600 sq ft) | Per sq ft |
|---|---|---|---|
| Essential | Kitchen, 3 wardrobes, TV unit, painting, basic lighting | ₹9 – ₹13 lakh | ₹1,000 – ₹1,300 |
| Standard | Above + false ceiling, panelling, upgraded hardware, study and crockery units | ₹13 – ₹18 lakh | ₹1,300 – ₹1,700 |
| Premium | Above + veneer/lacquer finishes, imported hardware, profile lighting, full loose furniture | ₹18 – ₹22 lakh+ | ₹1,700 – ₹2,300 |
A useful sanity check: in a standard Delhi flat, the kitchen and wardrobes together are usually 45–55% of the total. If a quotation shows them at a fraction of that, either the carcass material has been downgraded or something has been left out of the scope.
Where does the money actually go in a flat interior?
| Item | Share of budget | What changes the number most |
|---|---|---|
| Modular kitchen | 20 – 28% | Carcass (BWP vs MR ply), shutter finish, hardware brand, chimney and hob |
| Wardrobes | 18 – 25% | Loft or no loft, sliding vs openable, internal fittings |
| False ceiling + lighting | 10 – 15% | Peripheral vs full ceiling, profile lights vs standard downlights |
| Painting + wall finishes | 8 – 12% | Plain emulsion vs texture, panelling, wallpaper |
| TV unit and living storage | 8 – 12% | Length, finish, whether a full wall panel is included |
| Electrical and plumbing changes | 6 – 10% | Rewiring in older DDA flats, point relocation, AC point additions |
| Loose furniture and soft furnishing | 8 – 15% | Usually the first thing clients cut, and the easiest to phase |
What material grades should a Delhi flat use?
- Kitchen carcass: BWP (marine grade) plywood, not MR ply and not MDF. Delhi monsoon humidity plus a sink cabinet will swell an MR carcass within three to four years.
- Wardrobe carcass: BWR or MR ply is acceptable in dry bedrooms; use BWP for any wardrobe sharing a wall with a bathroom, which is very common in Delhi flat layouts.
- Shutters: 1mm laminate for the kitchen, acrylic or lacquered glass if you want a high-gloss look. Avoid high-gloss acrylic in a west-facing Delhi kitchen — the surface temperature and glare are unpleasant by afternoon.
- Hardware: Soft-close hinges and channels as a baseline. Hardware is what makes an interior feel cheap or expensive three years in, and it is a small share of total cost.
- Ceiling: Gypsum board on GI framing for internal areas; use cement fibre board in any balcony-adjacent or semi-open zone where monsoon splash reaches.
- Wiring: Older DDA and CGHS flats in Delhi frequently still have aluminium wiring. If yours does, budget rewiring — running a modern AC and kitchen load on aluminium is a real fire risk, not a theoretical one.
How long does a 2BHK or 3BHK interior take?
| Stage | 2BHK | 3BHK |
|---|---|---|
| Design, 3D views and BOQ freeze | 1 – 2 weeks | 2 – 3 weeks |
| Society approval and site protection | 3 – 7 days | 3 – 7 days |
| Civil, electrical, plumbing changes | 1 – 2 weeks | 2 weeks |
| Ceiling, painting, flooring | 2 weeks | 2 – 3 weeks |
| Joinery installation (kitchen, wardrobes, units) | 2 – 3 weeks | 3 – 4 weeks |
| Finishing, cleaning, snagging, handover | 1 week | 1 week |
| Total | 8 – 10 weeks | 10 – 14 weeks |
What Delhi society rules affect the work?
These are not minor details — they are the most common cause of a flat interior slipping by two to three weeks:
- Working hours: most Delhi and Gurgaon societies allow work only 9 am–6 pm on weekdays, and many ban noisy work on Sundays and during festival weeks entirely.
- Service lift dimensions: measure the lift before finalising any single-piece item. A 2,400mm wardrobe shutter or a full-height mirror panel that does not fit the lift has to be site-assembled, which changes both cost and finish quality.
- Material and debris movement: most societies require debris removal the same day and charge a refundable interior deposit (₹10,000–₹50,000 typical in NCR).
- Labour ID and police verification: increasingly mandatory; we submit worker IDs to the RWA before mobilisation.
- No structural changes: beams, columns and external elevation are off-limits in almost every apartment society, and wet-area relocation is usually restricted too.
Frequently asked questions
Can I do the interior in phases?
Yes, and for many Delhi buyers it is the sensible route. The usual order is kitchen and wardrobes first (they are hardest to add later without disturbing finished work), then ceiling and painting, then TV unit and loose furniture. We prepare the BOQ so that the phases are priced separately and later phases do not require redoing earlier work.
Is a 2BHK interior possible in ₹5 lakh?
It is possible with a reduced scope — kitchen plus two wardrobes plus painting, with laminate finishes and no false ceiling. What it will not stretch to is a full-flat fit-out. We would rather tell you that upfront than quote ₹5 lakh and add charges at week six.
Do you handle rented flats?
Yes, with a scope biased toward movable and reusable items — loose furniture, modular units that can be dismantled, no permanent civil change — so the investment does not stay behind when you move.
Is a 3D design provided before work starts?
Yes. We freeze 3D views and the line-item BOQ together before mobilisation, so what you approve visually and what you approve financially describe the same flat.
What is the payment schedule?
Stage-linked: a booking amount at design freeze, then instalments tied to material despatch and site milestones, with a final balance at handover after snagging. No stage payment is due for work that has not been completed.
