A modular kitchen in Delhi costs Rs 1,200 to Rs 3,200 per sq ft of shutter area in 2026, or roughly Rs 1.6 lakh to Rs 4.5 lakh for a standard 8×10 kitchen. Price is driven by carcass material, shutter finish and hardware brand — in that order. IntExt Concepts designs and installs modular kitchens across South Delhi, Gurugram and Noida.
We build kitchens as part of turnkey interiors and as standalone jobs. A kitchen is the one room where a wrong decision is expensive to reverse, because plumbing, electrical, chimney ducting and cabinetry all lock into each other. Getting the sequence right matters more than the catalogue you choose from.
What does a modular kitchen cost in Delhi?
| Tier | Rate per sq ft | Carcass | Shutter finish | Typical 8×10 kitchen |
|---|---|---|---|---|
| Essential | Rs 1,200 – 1,600 | BWR ply | Laminate | Rs 1.6 – 2.2 lakh |
| Premium | Rs 1,600 – 2,300 | BWP ply | Acrylic or PU | Rs 2.2 – 3.2 lakh |
| Signature | Rs 2,300 – 3,200 | BWP ply / HDHMR | Veneer, glass or lacquered | Rs 3.2 – 4.5 lakh |
Countertop, chimney, hob, sink and appliances are quoted separately. A granite counter adds Rs 25,000 to Rs 60,000; quartz Rs 60,000 to Rs 1.4 lakh depending on brand and run length.
What actually drives the price?
Carcass material — the part you never see
This is where most of the real cost sits and where most corner-cutting happens. In Delhi, kitchen carcass should be BWP grade plywood, not MDF and not commercial ply. Delhi summers push humidity through a kitchen every day, and a sink base built in MDF will swell within two to three years no matter how carefully it is edge-banded. If a quote does not name the carcass grade, that is the first thing to ask about.
Hardware — where cheap hurts fastest
Hinges, channels and lift-ups take the daily abuse. A soft-close hinge that fails after eighteen months means opening finished joinery to replace it. We specify Hettich, Hafele or Ebco as standard and do not substitute down even in the Essential tier — the saving is small and the failure is visible.
Shutter finish
Laminate is practical and repairable. Acrylic gives a high-gloss seamless look but shows fingerprints and scratches. PU is paint-based, fully colour-matchable, and can be re-coated years later. Veneer suits kitchens that open into a living room and need to read as furniture rather than fittings.
Kitchen layouts and when each works
- L-shaped — the default for most Delhi 2BHK and 3BHK flats. Efficient work triangle, leaves room for a small dining edge.
- Parallel (galley) — best for narrow builder-floor kitchens. Needs at least 1.2 m clear between runs or two people cannot pass.
- U-shaped — maximum storage, suits kitchens above about 100 sq ft. Watch the corner units; without a carousel or magic corner they become dead space.
- Island — only where the kitchen exceeds roughly 140 sq ft. Below that an island blocks the work triangle rather than helping it.
- Straight-line — studio flats and service kitchens. Compact, but plan tall storage to compensate.
What goes wrong in Delhi kitchens
Chimney ducting planned last
The single most common problem. A chimney needs a duct route to an external wall or shaft, and in many Delhi flats that route does not exist where the hob has been placed. Deciding hob position before confirming the duct path is how people end up with a recirculating filter that does not clear Indian cooking smoke.
Sink and hob too close
Wet and hot zones need separation — a minimum of 600 mm of counter between them, ideally more. Compressed layouts that put them side by side make the kitchen unpleasant to actually cook in, whatever the render looked like.
Points not planned for real appliances
Chimney, hob ignition, RO, microwave, oven, mixer and often a dishwasher all need dedicated points at the right height. We map the appliance list before the electrical layout, not after the wall is closed.
Skirting and floor level ignored
Delhi flats rarely have a perfectly level kitchen floor. Adjustable legs and a separate skirting profile absorb that. Cabinets built to sit directly on the slab will show a visible taper along the run.
How we build a kitchen
- Survey — measurement, existing plumbing and points, duct route confirmed, appliance list agreed
- Layout and 3D — work triangle, storage plan, elevation you approve
- Line-item estimate — carcass grade, shutter finish, hardware brand all named
- Civil and services — plumbing shifts, electrical points, counter base
- Counter and cabinets — factory-built carcass, site installation, alignment across the run
- Chimney, hob and sink — fitted, tested and sealed
- Handover — shutters aligned, drawers levelled, punch list closed with you present
A standalone modular kitchen takes 18 to 30 days from material approval, longer if plumbing has to move.
Frequently asked questions
BWP or BWR ply for a kitchen?
BWP for the sink base and any unit against an external wall — those carry moisture. BWR is acceptable for dry upper units. Blanket MDF in a Delhi kitchen is a false economy.
How long does a modular kitchen take?
18 to 30 days from approval for a standalone kitchen. Add 7 to 10 days if plumbing or the chimney duct route has to change.
Can you work with my existing counter?
Usually yes, if it is level and undamaged. We check it before quoting — reusing a counter that is out of level costs more in cabinet adjustment than replacing it would.
Do you provide a warranty?
Hardware carries the manufacturer warranty in your name. Our workmanship on carcass, installation and alignment is covered for one year from handover.
Is a chimney or a hood better for Indian cooking?
A ducted chimney, every time, provided a duct route exists. Recirculating filters do not clear the oil load from regular Indian cooking and need cartridge replacement far more often than the seller suggests.
